Rental Rates & Terms

Minimum lease term is 3 months.

Monthly rent is $3,600 from May through December.  Monthly rent is $5,000 for January through April.  Rent includes water, electricity, and internet.

Required background check is $55

A refundable security deposit of $2,500 is required.

A move-out cleaning fee of $250 applies.

Heating and use of the spa is available for $100 per month

Car charging is available for $200 per month for either 240V or 120V service.

Pet Policy: A $300 pet fee applies per pet, with a maximum of two pets. Certain dog breeds excluded by our insurance carrier are not permitted. Guests must submit pet photos and breed information prior to booking confirmation.

The property is expected to be maintained in clean condition throughout the stay. Professional housekeeping recommendations are available upon request.

Payment Terms: The security deposit and applicable rent and fees are due at booking. The remaining balance is due 30 days prior to arrival, or at booking if the reservation is made within 30 days of move-in. For leases exceeding three months, please contact Teresa directly to discuss payment arrangements.

Accepted payment methods include Zelle, ACH, or Venmo.

Cancellation Policy: This is a non-cancelable reservation. The tenant remains responsible for the full rental amount. We strongly recommend purchasing travel insurance to protect your investment. If the property is re-rented for any portion of the reserved term, any recovered rent for that period will be refunded up to the amount collected.

Property Services: Lawn care and pool maintenance are provided throughout your stay, and scheduled vendor access will be required for ongoing upkeep. We recommend arranging professional housekeeping at least once per month to maintain the home in optimal condition. Standard move-out cleaning includes one set of sheets per bed used and one set of towels per guest. Beach towel laundering is the responsibility of the guest and must be completed prior to departure.
