Casetta Al Mare – Rental Policies

• Check-in: 4:00 p.m. or later, by prior arrangement

• Check-out: 10:00 a.m. or later, by prior arrangement

• Occupancy: Maximum of six (6) guests
  
  

Minimum Stay: 

• Three (3) months. Partial or broken months may not be booked without prior written approval from management.
  
  

• Booking Requirements:

  • The primary renter must be at least 21 years of age.

  • A picture of the person renting while holding a valid government-issued identification is required. 

  • The individual making the reservation must be one of the occupants.

  • Tenant must provide name, birthdate, permananet address , social security number and signed authorization for background check.

  • A signed lease is required
    
    

• Climate Control:

  • Air conditioning must be set at or above 72°F and must be set to 78°F when the property is unoccupied for more than two (2) hours.

  • Heating musty be set at or below 72°F and must be set to 66°F when the property is unoccupied for more than two (2) hours.

  • The Casetta cools and heats efficiently; temperature adjustments will take effect quickly.
    
    

• Vehicle Information:

  • Guests must provide the make, model, color, and license plate number of all vehicles.
    
    

• Gatherings:

  • Gatherings are limited to a maximum of ten (10) people.
    
    

• Parking:

  • Parking is strictly prohibited on the La Bella Vita Al Mare grass or on surrounding streets.

  • Vehicles parked in violation of this policy will be towed at the owner’s expense.
    
    

• Pets:

  • Dogs:

    • Dogs are welcome, except for breeds restricted by our insurance provider. Please inquire for details.

    • A photo of the dog(s), breed description, and current veterinary records must be submitted and approved prior to booking confirmation.

    • Dogs must be friendly toward people and other animals.

    • The owner’s dog, which is friendly with people, dogs, and cats, will be on-site when the owners are in residence.

    • The yard must be kept free of dog waste at all times.

    • Guests are responsible for any damage caused by their dog.

    • If a dog is aggressive, waste is not properly cleaned, or property damage occurs, the dog must be removed immediately or tenancy will be terminated.

  • Cats:

    • Cats are welcome.

    • Litter boxes must be properly maintained to prevent odors.

    • If odors or property damage occur, the cat must be removed immediately.
      
      

• Pool and Spa:

  • Pool and spa temperatures are set at the discretion of management.

  • Typical settings: Pool at 86°F; Spa at 101°F.

  • Pool and spa heating will be turned off when average daytime temperatures are 70°F or below or 85°F or above.

  • Spa access is available for an additional fee of $100 per month.
    
    

• Bicycles:

  • Bicycles may be stored in the garage.
    
    

• Office Equipment:

  • A printer is provided. Guests are responsible for supplying ink cartridges and paper.
    
    

• Electric Vehicle Charging:

  • Electric vehicle charging is available for an additional fee of $250 per month.
    
    

• Smoking Policy:

  • Smoking or vaping of any kind is strictly prohibited inside the Casetta or anywhere on the grounds of La Bella Vita Al Mare / Casetta Al Mare.

  • If management determines that smoking has occurred, a $2,500 additional cleaning fee will be assessed, the security deposit will be forfeited, and eviction proceedings will be initiated.
    
    

• Insurance:

  • Travel/Renters Insurance is recommended
    
    

• Termination for Cause:

  • Management reserves the right to terminate tenancy for cause at any time. In the event of termination for cause, no prepaid rent or deposits will be refunded, and guests remain liable for the full remaining rent due under the reservation.
